Your dedicated Project Coordinator will compile a detailed Specifications Book that includes every aspect of your home—covering plumbing fixtures, cabinetry, appliances, finish carpentry, paint selections, and much more.

Budget & Schedule Development

Using the finalized Specifications Book, your Project Coordinator will gather bids from subcontractors and vendors to establish an accurate project budget. After obtaining the necessary permits, you will receive a Decision Deadline Schedule, ensuring the process remains organized and that construction stays on track.

Project Management

A key advantage of working with a general contractor that has a well-staffed team is that multiple experts oversee different aspects of your project. Once construction begins, our Operations Manager utilizes specialized software to monitor schedules, giving you real-time insights into progress. Your Controller tracks all financials and provides detailed monthly reports, while our Office Administrator ensures compliance with insurance and lien release requirements.

Home Construction

At Black Ridge Homes, we take a “white glove” approach to homebuilding. We oversee every aspect of the construction process, acting as the main point of contact for subcontractors, consultants, suppliers, and city inspectors while swiftly addressing any challenges that arise. Your Project Manager will be on-site daily, ensuring all work adheres to specifications and is completed with the highest quality materials and craftsmanship.

Project Completion

Our thorough project close-out process includes a full evaluation by an independent home inspector. Following this, your Project Manager, Customer Service Manager, and Custom Care Manager, will conduct a detailed walk-through to finalize a “punch list” of any remaining tasks. Upon move-in, you’ll receive a Comprehensive Close-Out Package containing copies of all contracts, invoices, permits, warranties, manuals, and photographic documentation of your home’s journey from start to finish.

Ongoing Care

Our relationship with you doesn’t end on move-in day. We offer a full-coverage warranty during your first year, along with a two-year warranty on electrical and mechanical systems and a ten-year structural warranty extending from year two through ten. Additionally, you have the option to enroll in our exclusive Black Ridge Homes Program, which provides comprehensive maintenance solutions, giving you peace of mind long after your home is complete.
